Fountain Views: Addressing Engineering in a Dynamic Market

Fountain Views development is an integral part of Downtown Dubai, forming a gateway between commercial and residential zones in the overall development. This project blends a larger residential community with a premium retail experience through a three-story retail bridge link connection to the existing Dubai Mall. Consisting of three 70-story tall residential towers with a height of 280 meters and one supertall 77-story hotel tower with a height of 330 meters, that are interconnected by a 420-meter-long podium structure, the development includes parking, retail, amenities and mechanical spaces.

This presentation explores the process off structural engineering for this project, and the design challenges that arose during that process. The strategies that were implemented to tackle some of these challenges include: implementing early procurement strategy and phased construction; accommodating new local authority requirements on seismic and wind load provisions; lateral stability transfer to maximize parking and enhance retail experience; implementing innovative structural solutions to increase the residential spaces to track fluctuating market demands; adaptable structural solutions to maintain site progress with an evolving design brief and bespoke engineering solutions to address the growing retail demands during construction phase.

The structural solution, which emphasizes how engineering must adapt to changing technology and practices, embraces design intent without compromise, delivering a product that maintains optimization of construction material consumption, program and cost.
